Smart home + AV for builders and Cheshire new-build developers

Sonor partners with high-end residential builders and new-build developers across Cheshire, the Wirral and North Wales — delivering smart home, lighting, cinema and AV as a coordinated first-fix package that lifts the spec of the home and the sale price.

The smart-home spec that sells homes

Modern luxury buyers expect smart home integration as standard — but few builders want to manage 4 separate AV / lighting / network / security trades, hold the risk on calibration, and field the support calls after handover. We solve that. Sonor takes the whole smart-home, AV, cinema, lighting and network scope as one package, coordinates with your first-fix electricians and M&E, hands over directly to the buyer, and owns the aftercare relationship from then on.

That means: cleaner first-fix coordination, a fixed-price scope you can quote into the sale price, no orphaned handover snagging, and a finished home that buyers fall in love with at viewings. It also means a sales-spec upgrade option you can offer at exchange — turning the AV/automation scope into a margin lever instead of a cost line.

How a Sonor build-spec usually works

Design at planning stage

We attend a design meeting at planning / scheme stage. Smart home, lighting and AV scope is defined for the site, costed at three levels (standard / upgraded / premium), and baked into your build pack.

First-fix coordination

Cable routes, back-boxes, riser positions, network cabinet, AV plant locations — coordinated with your electricians and M&E so first-fix flows cleanly with no last-minute holes.

Standard, upgraded, premium tiers

Three smart-home spec levels you can offer buyers as part of the sale. Lifts perceived spec without locking you into bespoke costs.

Showhome standard

For your showhome we install the premium tier — lighting scenes that demo at every viewing, integrated cinema in the master suite, multiroom audio throughout. The single biggest emotional driver at viewing.

Buyer upgrade path

At exchange we can offer the buyer a paid upgrade from standard to premium tier — taking marginal cost and turning it into add-on revenue for you.

Aftercare independent of you

Post-handover, the buyer is a Sonor support customer, not a builder support call. Your snagging team gets their evenings back.

If you've got a Cheshire residential development on the boards — single luxury new build or a multi-unit scheme — we'd love to come in at planning stage and price the smart-home spec for you. Email projects@sonor.co.uk with the site address, plot count and target completion, and we'll come back within the day. See also our design partners network.

Specification, delivery and handover you can plan around

We produce a tiered smart-home specification for the development — standard, upgraded and premium — with drawings and cable schedules the site team can build from, fixed scope for each tier, and a buyer upgrade path you can offer at reservation. First-fix is coordinated with your electrical contractor and tested before boarding; second-fix and commissioning follow at the right point in the programme; and each home is handed over with documentation and direct aftercare for the purchaser.

Frequently asked questions

Can you produce a specification for a whole development?

Yes — tiered specifications with drawings and cable schedules, repeatable across plots and adaptable to house types.

How does the buyer upgrade path work?

Each plot is pre-wired to the standard tier; purchasers can select upgrades at reservation, delivered at second-fix without disruption to the programme.

Do you work to the site programme?

Yes — first-fix, second-fix and commissioning are scheduled against your programme and coordinated with the electrical contractor.

Who supports the homeowner after completion?

We do, directly, so the developer is not the first call for technology questions.

Can you provide a showhome installation?

Yes — a showhome specification that demonstrates the upgrade tiers to prospective buyers.
